For 14 years, HN Construction & Remodeling has built backyard homes across both metros — from compact studios to full two-bedroom units. We design, permit, and build the entire structure under one roof, with one owner accountable for the whole project.

Our process starts with a real lot evaluation: setbacks, utilities, trees, drainage, and what your jurisdiction will actually allow. Then a full design with 3D renderings of exterior and interior — sized for your lot and your use case (rental, in-law, office, or multigenerational).

Permits are our job, not yours. We submit the full package to the City of Austin or Dallas (or surrounding municipality), respond to plan-review feedback, and schedule every required inspection.

ADU construction — questions we hear most.

Do I need a permit to build an ADU in Austin or Dallas?
Yes — both cities require full building permits for any ADU. Austin allows ADUs on most single-family lots under its 2015 ordinance and 2023 updates. Dallas allows ADUs in many residential zones with specific size and setback rules. We handle the entire permit submission and review process for you.
Can I rent out the ADU on Airbnb or as a long-term rental?
Long-term rental (30+ days) is allowed in both Austin and Dallas. Short-term rental rules (Airbnb, VRBO) vary by city, neighborhood, and even by HOA — we’ll talk through your options during the consultation so the design supports your rental plan.
How long does it take to build an ADU?
Most ADUs we build complete in 4–6 months total: 2–3 weeks of design, 4–8 weeks of permitting (this varies by city), and 12–16 weeks of construction. We give you a milestone schedule on day one and update it weekly.
How do I finance an ADU?
Common paths: cash-out refinance, HELOC, construction loan, or a renovation-specific loan. Many clients underwrite the project against projected rental income. We can introduce you to lenders who specialize in ADU financing in Texas.
Can the ADU be built to match my main house?
Absolutely — and we recommend it. Matching roof pitch, siding, trim, and window proportions makes the ADU feel original to the property. We design for that match and detail it carefully so the structure looks intentional, not tacked on.
What about utility hookups — water, sewer, electric?
In most cases the ADU can tap into your existing service with upgrades to the main panel and lateral lines. In some cases the city requires a separate meter (especially if you plan to rent). We evaluate this during site assessment and include all hookup costs in the proposal.
Can I use the ADU as a home office instead of a rental?
Yes — this is one of the most popular uses we’re building today. A 400–600 sq ft ADU makes a phenomenal home office: separate from the house, soundproofed, with its own bath and small kitchenette. Same construction, just optimized for work instead of sleep.
What kind of ROI can I expect from a rental ADU?
It varies by neighborhood, but most of our Austin and Dallas clients see ADU rents of $1,400–$2,800/month, which typically pays back the construction cost in 8–14 years and adds significant property value on top of the rental income.
